Providence, off the 215 in the northwest, went up in the late-2000s wave and has spent the years since doing exactly what a master-planned community is supposed to do: filling with households that stayed. The two-stories here are now firmly lived-in — a decade-plus of the same family, furniture that found its permanent arrangement years ago, and interiors still wearing the tan-heavy palette of their construction era. The most common Providence project is retiring that palette across the main living areas while the family carries on living in them, which is a sequencing problem before it's a painting problem.
These floor plans concentrate the challenge in two places. The first is the open downstairs, where kitchen, dining, and family room flow together and can't be closed off with a door — so we split it into zones with proper containment, keep the kitchen functional throughout, and move through the space like a tide rather than an occupation. The second is the two-story stairwell and landing, the tallest wall in the house and the spine every bedroom trip passes along. We plank and ladder it safely, protect the stair treads and rail completely, and schedule it for the window when the household crosses it least.
Providence also has a heavy commuter-and-remote mix — plenty of households where one person is on calls upstairs while the other runs the school loop — and our quiet-hours planning fits that rhythm naturally. Loud prep happens mid-morning when the house empties out; near-silent rolling and cutting-in happen during the afternoon call block; and by dinnertime the day's zone is finished, aired, and back in service.
